Client Guidance

Here at Levitt Partnership Ltd we have a clear set of procedures that we follow for all architectural projects. This allows us to provide you with an individual,

specialised and quality service. These meet the RIBA Stages of Work Programme. Below we have set out basic guidelines for clients, showing the process

clearly and allowing you to understand them, to ensure a rewarding experience.

Stage  1 Brief Stage  2 Preparation Stage  3 Sketch Drawings Stage  4 Developed Design Stage  5 Detailed Drawings Stage  6 Construction Stage  7 Handover 	It is important that we consult with prospective clients to discuss the general requirements and scale of the project. This consultation is without charge and allows us to provide you with a fee proposal. We are always happy to discuss new projects and offer advice.  	If you choose to appoint us we will then create a more detailed brief in conjunction with you the client.  	Even for the smallest projects, the brief is a vital part of the process as it establishes the requirements of clients and the scale of the project. From, a detailed brief we are able to prepare a project programme and ensure it meets the clients needs. This is always a two way process between us the architect and you the client.  	Once we have agreed a brief, the land and/or building will be surveyed. Once completed we can develop preliminary design sketches. We invite your comments and discussion, allowing for the design to be further developed in accordance with your wishes.  	In Stage 4 the designs are developed according to clients comments. If appropriate a pre-application discussion with planning will occur.  	Once the concept design is agreed we will prepare and submit he necessary planning drawings and reports. We follow the application through the planning process to ensure any issues are resolved quickly. Through our many years of experience we have built a good relationship with the planning departments we work with on a regular basis, understanding in depth their expectations, giving your planning application the best chance of success.  	Once approval has been granted we will produce detailed technical drawings.  	After a discussion with the clients on ideas and finishes, we will produce a detailed specification and give advice, if appropriate, on the appointment of other consultants e.g. a structural engineer.  	Next the production of the general agreement drawings and submission of full building regulations plans will occur. We will coordinate with other consultants and complete a final detailed design with finishes as agreed with the client.  	It is important that the correct contractor is selected for the job. We will compile a tender list in conjunction with the client. Finally working with you to analyse the tender returns, allowing you to make an informed decision.  	Pre-contract negotiations and meetings with the contractor, followed by the preparation of the contract documentation.  	During the construction we will undertake regular site visits allowing for any issues to be dealt with swiftly and effectively.  	When the project is near completion it is important for us to conduct a detailed inspection and draw to the contractors attention any defects or issues. Once these have been rectified we can certify Practical Completion.  	There will be a final inspection in which the Final Certificate will be issued.
